Yard needed nr Weston Point Runcorn

I'm investigating the opportunity of renting (or even buying) a small yard suitable for use as a transfer site for palletised goods. Maybe 1/4 acre hard standing ideally with services for a portacabin, either self contained or sublet as part of a larger site. It can be rough and ready (aka cheap) with good lorry access for loading / unloading. Average traffic 2 trucks per day, with one operator (employed by us) on site part time initially. it would need to be within quick shunting distance from Ineos. DOes anyone know of such a site for sale or to let (or even a casual agreement to use a small part of someone elses site), and what do people think it would cost in that area?
