Lease on retail premises

Hi,
We Currently have a 5 year lease (1 year through it ),on a 1st floor retail premises (its a beauty salon over a hair salon which the landlady runs and owns). When my 5 year lease expires can she refuse to renew? Im worried that once I have established a good business and ample repeat customers she can refuse renewal and start raking in the profit from all my hard work..

It all depends whats in your lease i.e. if they have contracted out. Will be clear in there and should have been explained by your solicitor handling the lease agreement in their summary pre signing

Most commercial lease are tennet first option.
Chech the lease properly...
