Hi
I've been self employed for 1 year and before this I was a student for 6 years. I work in a group business so someone else pays the bills, mortgage etc and I take a percentage of what I earn.
so, I have found a premises and we've said yes to the contract etc. I have some money from family but ideally want my own money from a bank. Does anyone know anywhere that would even entertain a self-employed person with only one yr books? I have a business plan etc all ready but so far, no-one will even entertain the idea.

This sort of thing is more than a little tricky these days. The best thing to do is try to lower the banks risk. make the loans from family conditional on raising the bank finance.
Things to say:
a)If you lend me £x i have backers who will also invest/loan £X
b)dont say the other money is from family. discribe them as business angels. It makes banks feel that others have looked at the plan and like it.
c) have the other "investors" offer to have their loans repaid only after the bank has been repaid.

I am not sure what the "group business" means. are you talking partnership or are you self employed on comission?
