Hello... :D

You have a great forum here and I hope to learn from you and in time, share info and have a little fun too.

I'm currently one year down the line from initial idea to open a modest Tea room with my girlfriend in Lincolnshire.

From a :idea: "We could do better than this" comment about poor service and even worse food we have found the perfect commercial property and we have a finalised Business plan. Our next step is to organise and beg for an 80% commercial mortgage which seems to be a bit of a struggle :cry: but I have faith and I'm prepared to haggle haggle and haggle on everything.

We are both learning about TAX and book keeping and have had our heads buried in books for the best part of last year. and saving every penny we can (which is totally Alien to me).

We both can't wait to quit our dull office jobs and do something that doesn't sap our creativity and personalities.

I hope get some good advice and support here and if not then just lie to me and tell me I'm doing fine :lol:

An 80 % commercial mortgage is a rarity providers only go as high as 60-65%

The more smiley faces the more I believe you..

We know 80% is pretty steep but the property is 2/3rds residential (grade 2 listed building over 3 floors) and hope to split the deeds 95 % residential and the rest commercial. We have hit a wall with the mortgage but I'm sure I'll manage it somehow as I'm an foolish optimist.
