I run a small heating firm with one employee ..me, I started this business just under a year ago and have 13 letting agents who continually provide work,my problem is its getting so busy and with the books the work and other things its getting out of hand,so do i carry on as normal or look for an investor to help me grow this business and possible take on staff .I know there are more letting agents and more work is out there as letting agents ask me to do house clearing ,tidy up gardens, repair windows and a variety of other work. Any ideas anyone....

Ahh tis a common problem! One I faced myself. Twice in fact.
I think the first question to ask is do you want to expand and grow, become one of the larger heating firms in your area. Or do you just want to solve the current workload problem, possibly by just employing another person?
The foundations you put down at this stage really depend on how far you want to go long term.

An investor will want a return on their investment,could you afford that?.Perhaps,as has been said,get another employee and try and grow the business ?
subcontracting for a short time to a reliable, someone you know who wont let you down one man band. One man bands are easier cos they wont try and poach your client. You can control them too.
I did this when I was servicing alarms for letting agents and found another niche, set up a small general maintenance company and subcontracted the work I wasnt able to handle. Worked well. gave me a good idea how far I wanted to go with it.
